Abstract

Impact of COVID-19 on economic and health conditions may induce elderly to use
home equity extraction for their livings due to their unemployment or the decline
expected income from their children. Reverse mortgage, a specific kind of loan, can help
elderly converting their home equity into income to support their consumptions. This
study investigates the reverse mortgage demand of elderly aging between 55-70 years
from 6 areas of Thailand. After providing information and explaining the detail of the loan,
it is found that 18% of the sample show interest to use the loan in the future. The study
shows that education, obligation for children and kinships, indebtedness, financial literacy
and cognitive ability, and social capital are determinants of the demand. In addition, it is
found that elderly with higher level of financial literacy and age show less demand for the
loan, reflecting that they are well prepared for the retirement. Overall, the study suggests
that the government should consider the reverse mortgage, a financial mechanism, as an
alternative or complementary to the fiscal policy to support the Thai aging society in the
future.
